Is my building cladding and façade safe?

Do you need to change the cladding on your building?

For buildings over 18m with combustible materials, clients are recommended to replace cladding systems and at the same time review the whole of their building to ensure appropriate fire strategy. 

For buildings under 18m and buildings without combustible façade systems, some of our clients have opted to review their fire strategy, remove panels and ensure the correct cavity barriers, fire-stops and exit strategies are in place.

Fire Strategy

After the tragic events at Grenfell, many commercial buildings have been inspected to ensure that they meet fire safety standards. Since 2017 many commercial buildings that have been reviewed have failed to meet the criteria given by manufacturers, and in many instances by Building Control.

We can work with you to identify risks in your property portfolio. Assisting with both identifying areas of concern and undertaking remedial work, Osprey can provide you with expert advice and guidance for all aspects of building fire strategy.

Thermal and Condensation

Osprey’s expertise includes thermal and condensation considerations during the design, planning and installation of replacement façade and cladding systems. 

 

 

Provision of Access

Many of our projects require complex access through the use of scaffolding or MEWPs (mobile elevated working platforms). This often requires safe lifting practices and plans, with risk assessments and method statements in place.

Do you have concerns that fire breaks and fire prevention installed below existing façades may not comply with building regulations?

Osprey works with many of the sector’s leading fire strategists to compile risks assessments and appraisals of existing façades. We then work closely with our suppliers to ensure that replacement products are fit for purpose, and installed to the manufacturer’s recommendations.
